How much is your home worth?

Home values have risen significantly over the past several years.  Your home's value may be much more than the price you paid for it. In order to determine the approximate current market value of a property, it is compared with other properties that have recently sold. 

If you are interested in learning the current value of your property, fill out my Current Market Analysis (CMA) form.

Marketing Plan

After you have received a professional copy of your CMA we will decide on a price together and begin to develop a marketing plan. This may consist of a proposed "time line" of how you would like to market your home. Remember, this is YOUR home. You make the rules regarding showing times and dates. As your Realtor® I will make sure you always have this control.

Preparing your House for the Prospective Buyer

This is sometimes the hardest part. You need to stand back and put yourself into "objective" shoes. If you were the Buyer what would you be looking at?

You may even want to have those things on your "house maintenance" list done. ...You know, those things that have been started and never finished... You may want to enlist some help from a subcontractor for that professional finish.

Remember, your property needs to stand out from the competition. We should strive to make it fresher, cleaner and better maintained. You want the most money for your property!

An Offer has Arrived

After all your hard work to keep your property in "tip-top" shape an offer to buy your home has come in. Now we will need to sit down together and discuss step-by-step what is in this offer. This may require some level of negotiating to come to an agreement. As you Realtor, I will represent you through this negotiation process through to "acceptance". We will be sure that you are completely satisfied with this offer to buy your property.

Inspections and Closings

The prospective Buyer may have requested certain inspections in their offer. After you have agreed to them, the inspections will need to be arranged. Times and dates will be convenient for you. I will attend these inspections as your representative and keep you informed of all results. There may be another negotiation process after inspections.

When both Sellers and Buyers are satisfied with inspection results the Buyers lending institution will proceed forward and request a time to close on the property. This is where the Buyer will take possession of the property and you will receive your money! Yippee!
